Entrance to Lots
Post and rail entrance ways have been formed on each of the lots. Each entrance is marked with a wooden gate.

Fencing
All sections are fenced at the boundaries with a standard seven wire fence. The fencing design allows for

  • The easy identification of boundaries
  • The linkage between the properties, and other neighbouring properties to allow for the economic grazing of stock.

Utilities
All sections are supplied with power and telephone to boundary.
Water and sewage disposal are the responsibility of the prospective owner.

"Middle Ridge Road" a Private Road"
Middle Ridge Road provides the access to the residents of Middle Gable. Residents are granted a right of way from lot one which extends from the Matapouri Road entrance to "Big Corner"
The road is a private road constructed to 5.5meters wide and sealed. 
In order to provide for the long term maintenance of the private road a maintenance easement has been created. The easement will be registered against the lots and participating neighbouring lots covering the on going maintenance of the road.
The maintenance easement calls for cost of maintenance and capital costs (resealing) to be shared as follows:

The balance is covered by other users of the private road.

Lot 2, 6645 m2 more or less. Marked on Plan by Letter A. Wetlands.

The obligations of the covenant cover fencing, boundary maintenance, weed control, maintenance of access ways and restoration of vegetation.

Consent Notice

In relation Lot 1 and Lot 2
i. No building to exceed 6.5m above existing ground level
ii. The exterior facades and roofs of buildings are to be constructed with materials or painted with colours that have reflectance values of less than 40% provided always that this condition does not apply to window joinery or doors.
iii. All vehicle driveways and manoeuvring areas associated with buildings shall be formed with natural materials (e.g. metal) or paved with other materials e.g. concrete or seal using oxide additives which reduce brightness and visibility in the landscape.
iv. All earthworks carried out with construction of buildings and associated vehicle driveways and manoeuvring areas are revegetated in accordance with a landscaping plan prepared by a suitable qualified person and submitted to council at the time of seeking a building consent. This landscaping plan shall also show other plantings which serve to reduce the visibility of buildings and integrate them with the surrounding landscape. All planting is to be undertaken within the planting season (March – September) following completion of building and earthworks on the site. The plan shall show

  • Areas of planting / tree planting indicating species and numbers
  • Grade of plant stock
  • Details of proposed ground preparation, mulching and staking and
  • Details of future maintenance

In relation Lot 1 through Lot 5
In relation Lots 1 through Lot 5 on the plan any development undertaken shall comply with the restrictions specified in the Richardson Stevens Consultants (1996) Limited Engineering Report of 11th December 2002 and 5th February 2003.
i. Ensure that specific recommendations for building at identified building sites are confirmed by subsurface geotechnical investigations.
ii. Full design of individual effluent disposal system is provided at the time of building consent application with such to cover the stability issues noted in the engineer’s report of 11th December 2002.
iii. Stormwater from roofs and paved areas is to be directed to stable water courses to avoid corrosion and aggravation of slip areas.
iv. Foundations for buildings on Lot 1 are to be taken down to a minimum of 1.5m below natural ground level or 500mm below finished ground level, whichever is the greater.
v. Foundations on Lot 2 are to be specifically designed.
vi. Foundations for buildings on Lot 3,4,and 5 on the plan are to be taken down to a minimum of 500mm
vii. If buildings are proposed for alternative sites to those which have been identified for building purposes on the engineering reports then appropriate geotechnical investigations should be undertaken to confirm suitability of that alternative site.
